"Start from typical Indiana costs" fills the lines that vary with the usual figures so you are not staring at eight blank boxes. The payoff is never guessed; it stays blank until you type what your lender told you.
The number is drawn again wherever the sale changes it: when you set your price, when an offer comes in, after the inspection credit, after the appraisal.

A private minimum you record is saved with the worksheet and isn't included in the sale sheet, public page, or anything you send. That exclusion is covered by product tests.
How you use it
- Open the calculator from the seam under the gold button, or from the price step of the pathway.
- Type your price and your payoff. Press "Start from typical Indiana costs" for the rest, then correct any line you know better.
- Read the number. Change a line and watch it move.
- Come back at the offer. The figures are still there, and the offer's credit becomes one more line.
What it won't do
It does not tell you what to price at. It shows what a price turns into.
The typical costs are Indiana's for now. Other states' figures arrive as the state guides do.
