What it actually takes to get your home listed with Threshold.
How long does it take to list my home?
Most sellers finish the intake wizard in 10–15 minutes. We pull property details from public records where we can, so you're mostly confirming, not typing.
Do I need an account to try Threshold?
No — the Home Value Estimator, the quiz, and the checklist don't need an account. The AI Home Stager only needs an email. An account starts automatically once you begin your free listing.
Is my home actually listed on the MLS?
Yes. Our licensed flat-fee broker partner enters every Threshold listing on the MLS, so it shows up on the same sites and to the same buyers' agents as any traditional listing.
What information do I need to get started?
Just your address to begin. We'll ask for property details, photos, and a description as you go — and you can save and come back anytime.
Pricing & the guarantee
How Threshold charges, and what “you don't pay if you don't close” actually means.
Do I have to pay anything to list my home?
No. Listing, MLS entry through our broker partner, and full access to your room and path are free.
When do I actually pay?
Only at closing, as a line item on the closing statement — the same way a commission is typically paid. Nothing is charged to a card along the way.
What does “free if you don't close” mean exactly?
If your home doesn't sell, you owe Threshold nothing. This refers to Threshold's own fee, not a guarantee that your home will sell or at what price.
What's the 100% money-back guarantee on the software tier?
If you're not satisfied with the self-serve software tier, that fee is waived — no forms, no argument.
Can I change tiers after I've started?
Yes, anytime, from inside your room. Nothing you've already entered has to be redone.
Legal & documents
What Threshold is, what it isn't, and how your documents are built.
Is Threshold a brokerage?
No. Threshold is a software platform. MLS entry is handled by a separately licensed flat-fee broker partner, and every account has its own licensed agent of record.
Does Threshold give legal advice?
No. Threshold explains what documents mean in plain language, but it isn't a law firm and doesn't provide legal advice. For anything outside a standard sale, we'll tell you when it's time to involve an attorney.
Are the disclosure forms specific to Indiana?
Yes — including the Seller's Residential Disclosure and the federal Lead-Based Paint Disclosure where it applies, built to Indiana's specific requirements.
What if I answer a disclosure question wrong?
The wizard flags incomplete or inconsistent answers before you can submit, and the glossary explains any term you're unsure about as you go.

Is it safe to sign documents through Threshold?
Yes — documents are encrypted and access is limited to the parties actually involved in your transaction. See our full security page for detail.
Can my buyer see my private notes?
No. Access is scoped per party — a buyer only ever sees what's shared with them directly.
Do you sell my data?
No, never.

What actually happens day to day once you're listed.
What if I get an offer I don't understand?
We'll walk you through it in plain language before you have to respond. If you want help negotiating, that's available at the Guided tier.
Does my buyer have to use Threshold too?
No. You can invite your buyer, their agent, title, or lender directly into your room — and anyone who'd rather keep using email can do that instead. It still ends up in the same place, so you're not stuck choosing between the two.
What if two people talk to each other outside Threshold?
That's the one gap — a conversation two people have entirely on their own, off the platform, won't show up in your room. The more of the transaction that runs through Threshold, the clearer the whole picture stays for everyone involved.
Can I get help finding an inspector or photographer?
Yes — Threshold can connect you with local professionals for a fee, so you're never left figuring it out alone, even on the free or self-serve tiers.
What happens if a deal falls through?
Your room stays open and you're free to re-list or wait — and since fees are paid at closing, nothing is owed to Threshold for a deal that didn't close.
Switching to an agent
Threshold is built so switching is never a penalty.
Can I switch to my own agent after listing with Threshold?
Yes, anytime. See our switching to an agent page for how that works.
Will I be charged for switching?
No. You only ever owe Threshold a fee if your home closes through Threshold.
What if I decide partway through I want more help, not less?
Upgrading to a higher tier takes one click from inside your room — no need to start over.
Indiana specifics
State-specific rules sellers ask about most.
Does Indiana require a real estate attorney to sell a home?
No, Indiana doesn't require an attorney for a standard residential sale, though you're always free to involve one.
What Indiana disclosures are required when selling a home?
Most sellers need the Indiana Seller's Residential Disclosure form; homes built before 1978 also require the federal Lead-Based Paint Disclosure. Threshold determines which apply to your specific sale automatically.
Do I need a licensed agent at all if I'm selling FSBO in Indiana?
To get on the MLS, yes — MLS access requires a licensed agent or broker, which is why every Threshold account includes one as agent of record, regardless of tier.
