Why a seller cares

Prorations split the year's taxes by the day at closing, and in arrears-billing states the seller usually credits the buyer for the months already lived. It is often the largest credit on the seller's side of the statement.

Taxes of $4,380 a year, billed in arrears. You close on May 31, having owned the home for 151 days this year.

The proration follows the calendar and the county's billing cycle, and the closer does the arithmetic.

What people get wrong

That paying last year's bill covers this year. In arrears states the bill you paid was for the year before, and this year's days are still owed.
