Why a seller cares
A subdivision comes with a recorded plat, covenants and often an HOA, and the comps for your home are usually inside it. The plat is where the lot lines and easements are drawn, and buyers' surveys start from it.
Part 2 of 4
A simple example
Your home is lot 42 of Maple Ridge, phase two. The comps are the six lots that sold in Maple Ridge this year, and the covenants are on record.
| What the subdivision provides | What it does for the sale |
|---|---|
| A recorded plat | Simple lot lines and known easements |
| Covenants | Rules the buyer reviews |
| Nearby comps | Pricing evidence that fits |
A subdivision is a neighborhood with paperwork, and the paperwork makes the sale simpler.
Part 3 of 4
What people get wrong
That covenants are only for HOA neighborhoods. Many subdivisions have recorded covenants with no association to enforce them.
