Why a seller cares
When a radon test comes back high, the fix is a mitigation system, and buyers usually ask the seller to install it. It is a known cost, a few thousand dollars, and it settles the issue for good.
Part 2 of 4
A simple example
The buyer's radon test reads 6.2 pCi/L. They ask for a mitigation system, installed by a licensed contractor before closing, with a post-installation test.
| What is agreed | What it costs and settles |
|---|---|
| The seller installs a system | Roughly $1,000 to $2,500; the buyer gets a retest under 4 |
| A credit instead of a system | The same money; the buyer installs it after closing |
| The seller declines | The buyer may walk under the inspection contingency |
Mitigation is a fixed-cost fix for an invisible finding. Most sellers pay it and move on.

What people get wrong
That a high reading means the house is dangerous to sell. It means it needs a fan and a pipe, which thousands of homes in the same county already have.
